I am sure its like Bangkok. The smaller townhouses say 15 minutes out that are mostly Thai is where you want to look. Decent aircon apartment for that in Pattaya as well.
Good luck, but your best bet is to get down there, and look around.

im looking for a condo in pattaya central to buy ( limid 1.000. 000 ---- 1.500.000 BAHT)
1 or 2 room ( 38 or larger sq.m)
% 100 farang own
not too old bulding..
prefer: closer sai 3 , south pattaya, near carrefour , like that.. (NO Nirun Condo , NO 9 karat Condo and NO JOMPTİEN ) i want buy condo which not far from beach road in pattaya central ( 2 km limid)
