The townhouse next to me has just been vacated and I wouldn't mind having a fellow Ajarner for a neighbor instead of a total stranger. It's also a great deal for someone looking to move out of a small condo into something more like a house so, I'm putting it up here. I have no financial motivation or involvement in the matter.
The landlady is really easy going, she fixes things promptly and is very farang friendly. I might go so far as to say she prefers farang tenants. There is no lease, month to month from day 1 and the deposit is only 1 months rent (6k). This is a lot of house for less than what most people pay for a tiny studio apartment. You pay the electric and water utilities directly to the municipality.
The location is about a 25 minute walk from BTS On Nut or a 25 Baht motorcy ride. The walk time will drop to 15 min. when the BTS extension is finished, possibly this year. If you drive freeway access is excellent with Sukhumvit soi 62 onramp just minutes away. Also, as you can see by the title of the thread the house can be accessed by both Sukhumvit 93 or On Nut 24. I almost always go 93 to avoid the On Nut traffic. It's on a nice quiet road that is part of a U shape so there's no through traffic here.
There are a lot of soi dogs and they occasionally make a racket but they are far better behaved than the neighbors' dogs who are locked in a concrete pen all day. If you have a *big* problem with dogs this is not the right place for you. If they bother you a bit then in a couple of months you won't even notice anymore. They provide excellent security and I'm very happy to have them personally. They're all cared for and fed by an Aussie who lives on the street so no mange, etc...
The house is partially furnished and the landlady will probably negotiate with you if you want her to provide any more furniture but you're going to have to provide your own bed, appliances (washing machine, fridge, cooking plates), etc...
The split-level house is about 100 square meters of house, my rough estimate, including the 20 sqm kitchen that was an outdoor at one time but has since been enclosed. There's also about 30+ sqm of patio space in the front, mostly paved.
The master bedroom is the only room in the house with A/C and you certainly need it upstairs but downstairs, on even the hottest days, its always comfortable with just a fan. The kitchen roof is exposed to the direct sun however, and mine had a skylight before I blocked it with reflective insulation, so it will swelter in there. When my girl is cooking or we're making rice / soup it's like a sauna.
