Entrance to the building is on Soi 40 about 60 meters from Sukhumvit Rd. And the room is on other side not close to the Soi. It is quiet.
Traffic flows quite ok in front of the building even in rush hours. Air pollution shouldn't be much. In addition, windows are not facing Sukhumvit Rd or Soi 40.

The right person might pay 16k for the unit, but it would unlikely be a teacher. It would be perfect for a short-term rental of 1-3 months for many longer-stay tourists. It is either too pricey or too small for most teachers IMO.

Well, it depends where you work, how much you earn and how lazy you are. It's a decent price for a new gaff in that area. One stop down to Whoreland otherwise known as Phra Khanong gets you a studio for a shitload less though.
...folks looking for Phra Khanong whores may not need (or want) all the extra amenities offered either...
Phra kanong is a ghetto.
I used to live in that area years ago and paid 6.2K for a nice new place just off Sukhumvit road, next to the Colosseum. It was a great little pad, 24 square metres, and two minutes from the BTS. It's a great location, and nowadays commensurately expensive.
For what you get, in that location I reckon 16K is about right.
Note for the dimensionally retarded: 6" = 150 mm
