...well, there's a huge number of speculators in the local market: we bought our condo from an American living in Singapore who bought it originally off plan...there's also large overseas demand (judging from the population of our building) that includes folks from Singapore, Hong Kong, and Malaysia (Chinese)...I suspect that the attractive and fashionable young ladies living in the less desirable studios (no river view, lower floors) may be Chula-uniformed mia nois...even so, the real dirt about the local real estate market will be buried under layers of swampy politicians...

You are spot on with this. I believe that square footage is purchased by speculators who then resell, and that these original purchasers are not likely to accept a loss on their investment. In the US, condos are the last to appreciate in value in an improving real estate market but the first to depreciate in a down-turned market. I understand you are happy in your digs as you are retired. I've spoken with other farang investors in the Bkk condo market and they have not been pleased with their condo purchases.
