Despite what all the Real Estate Agents are preying: You can't buy property in Thailand. The crooks invented tricks to circumvent the laws (put the property in a company name) but that's over now. All loopholes are closed now! There is no security to protect you in case something goes wrong:
No permanent residence visa for foreign property owners
Foreigners and Thais haven't got the same rights in court
Usually as a foreigner you're paying over the odds (2-4 times the market price)
The Thai property market is now in downturn (can last up to 5 years)
To point no 1: If the immigration is refusing you to enter Thailand you can kiss your investment good-by. I'll invest only in countries that give me the same rights like the locals have, like Europe, USA. Canada or Australia. I won't invest in countries that have double standards like Thailand, Cambodia, Burma, India or the Philippines. To point no 4: The market will get cheaper and cheaper; you'll certainly going downhill. Pattaya is overbuild now, tens of thousands of houses for sale, but no buyers.... good luck.
Don't invest in Condominiums either, Thailand is known for changing the laws without notice – one day you'll find out that your Condominium isn't yours anymore, because the new government decided to get rid of all foreigners... bad dream, but can happen over here...
Be smart – don't invest in Thailand...

All very fine giving wise words to the newbies but what about those who have been living in their condos for the past 26 years. And those who bought houses down in Hua Hin under the buisness name, what happens now?

Will keep that advice in mind. Condo wise I think we are quite safe though. Of course I wouldn't put my hand in the fire for it but they way I see it things can only improve.
A bit of a positive attitude does wonders sometimes.

As always in Thailand there are still loopholes and will always be. A friend just started a company to put his house in. So it is still doable.
